Walking into a home for the first time as a serious buyer is exciting — but it’s easy to get swept away by new floors, farmhouse sinks, and the smell of cookies from the open house. (They do that on purpose, by the way.)

Here’s what you should actually be paying attention to — especially if this is your first rodeo.


👀 1. Look Past the Pretty

Yes, the kitchen backsplash is cute. But are the outlets grounded? Is the A/C unit older than you?
Cosmetic updates can distract from real problems, so stay focused.


🧰 2. Pay Attention to the Big Stuff

Check out:

  • Roof condition (patchwork is a red flag)

  • HVAC age & noise level

  • Visible water stains or signs of leaks

  • Cracks in walls or around doors/windows
    If something feels off, say something. You’re not being rude — you’re being smart.


🧯 3. Always (and we mean always) Get a Home Inspection — With a Four-Point

Even if the house looks perfect. Even if it was “just renovated.” Even if your cousin “knows construction.”
A professional home inspection is non-negotiable, and in Florida? You’ll want a four-point inspection too. It checks the roof, HVAC, plumbing, and electrical — the main things insurance companies care about.

🤨 4. Ask Yourself: “Can I live with this as-is?”

Maybe the carpet isn’t your fave or the paint is 50 shades of beige. That’s easy to fix. But a weird layout, small yard, or busy street? Those aren’t going away. Make sure the bones match your lifestyle.
